Basement water problems

Basement Leaking After Heavy Rain?

Water appearing during or after heavy rainfall is an important sign to investigate. The visible water does not always identify the source by itself. Foundation conditions, exterior waterproofing, drainage, cracks and the path water takes around the property can all affect what appears inside the basement.

What to document

Useful signs to look for before an evaluation.

Photos, short video and information about when the water appears can help Ground Guard understand the situation before determining whether an inspection is appropriate.

  • Water appearing only during or after rainfall
  • Damp or wet basement walls
  • Water where the basement wall meets the floor
  • Moisture around a visible foundation crack
  • Water staining or recurring damp areas
  • A basement that stays dry until prolonged or heavy rain

Evaluation

The visible water does not always identify the source.

Ground Guard does not diagnose a waterproofing problem from one symptom alone. The appropriate next step depends on the property, foundation conditions, drainage, access and where the water is actually entering.

  • Where the water first becomes visible
  • Whether a foundation crack is present
  • Whether the problem occurs during rain or afterward
  • Exterior grading and drainage conditions
  • Existing waterproofing and drainage systems
  • Access to the affected foundation area
